Spanish bank accounts in Tenerife

When buying a property in Tenerife, there is more to it than just selecting a villa or apartment. Second Home Tenerife has built a solid reputation on our ability to guide buyers (and sellers) through the administrative and legal requirements of all levels of property transactions.


Opening a bank account and obtaining a mortgage

We will help you to choose the bank which best meets your needs, according to your budget and more important the language you speak. We will attend to it personally that an account is opened and the necessary direct debits are set up to pay taxes and other charges. We will also make sure you are kept up to date of eventual modifications of your account during your absence. If you would opt for a mortgage we will do everything to obtain a mortgage with the best possible conditions.


The NIE number

All owners of a property in Spain need to obtain a NIE number (Number of Identification of Foreigner).

We will assist you at the Police Station where you will have to present yourself to obtain this number.


Legal and fiscal advice

Are you considering purchasing a property in your own name or in name of your children? Would you prefer to purchase through a British company or rather set up a new Spanish company?
During one simple conversation we can advise you in these matters, and look whether it is possible for you to pay the minimum of taxes and succession rights. Tenerife is an area in the European Community which offers interesting tax advantages.
We will forward a list of lawyers and legal advisors who speak your language and know all about the Spanish and British laws.


Assistance during your search

After a first conversation we organize the necessary visits to the selected properties. What is very important when making your decision is the extra information which we will offer you, e.g. about the area, the surrounding developments, shopping centres, future developments and projects, etc.
Before uploading a new property in our portfolio we always make sure there are no outstanding debts or charges.
Therefore we contact the Catastro, Land Registry, Town Hall and even the Community of Owners.


Assistance at the Notary Public

We take care of all the preliminary preparations of the title deed. At the moment of signing the deeds at the office of the Notary public we will also be present.

Even after that, we will make sure that all documents are drawn up correctly, and that the property is inscribed in the Land Registry and Catastro correctly.


Letting your property?

Thanks to our letting experience, we will make sure that your property is only rented out to suitable tennants.

This way we can offer a high revenue to our owners.


Interior decoration

We will take out the necessary time to accompany you in search of the perfect interior. If you prefer this, we can organize a visit to the most important furniture suppliers of Tenerife.
